Real Money & Property Strategies for 2008 & Beyond

 

I have a confession to make. 

Over the last 12 months, like many property investors, I have been anxious about what the property and finance markets will bring over the next few years. I have been more anxious than what I would like to admit in public as I am expected to know the ‘answers’.

For quite a while I have been confused by the fact that property prices have been going up (at least up till now) in Australia while the opposite has been happening in the US & UK. Particularly while money has become less and less available for mortgages in all these countries.

I disliked the feeling of confusion and uncertainty so much so that I went into a period of intensive study and research.  Through my research I am happy to say that I was able to understand what has happened and what will happen next in the property and finance markets in Australia and around the world. 

The only problem is that despite my understanding I still felt uncertain. I was just not quite sure what I was uncertain about.

From past experience, I know every time I feel uncertain about something, my gut instinct is telling me to make some kind of paradigm shift in my thinking or take action on something I have been putting off.

In other words, the level of certainty I was craving for could come from a better understanding of myself instead of just a better understanding of the external market.

Then I went through a period of self examination including some of the key beliefs I hold in relation to capital, property, finance, business, career, growth, cash flow, systems, leadership, productivity, relationships, family, passion, talent, duty & purpose, etc.

This self examination exercise revealed to me that some of my expectations were ahead of my reality, that there were gaps between what is the truth and what I observe to be the truth, and most importantly that what has worked for most property investors in the last 20 years may not work over the next 20 years.

I must admit that it is so hard to question things that have worked for us so well for so long, and see the merits of other options.  If we are given only two options to choose, I wonder which one is harder for most people: 1) wrong but wealthy; or 2) right but broke.

My most important realisation


My most important realisation through this exercise has been the discovery that most property investors don’t actually know the real reason why we have made good money from properties in the last 20 years.

Unfortunately that ‘real reason’ is not even real!  It can give you lots of money the same way as it can take from you, because this reason is out of alignment from the original purpose of money.

If I can put it another way, most property investors (me included) have built a big part of our wealth creation strategy on quick sand. We have been conditioned by the observation of a temporary reality manifested by a false idea of money. 

Anything out of alignment with its purpose will be eventually corrected or cease to exist for that purpose. Property and money are no different.

The good news is…


The good news is that we still have time to correct this with the new paradigm of wealth creation.   Most of us have made good money from properties so far, and the hard work we have done as property investors is not wasted.

Back to my own situation, I decided to make some major changes to the way I invest in properties and run businesses, and more significantly the way I would like to conduct myself in other areas of my life. 

Something unexpected happened: the evening I decided to implement the changes by talking to my wife about it, we both experienced an unprecedented level of certainty about our future, this happened before we even implemented any changes!

What can you do?


Some of the changes are so simple and powerful; it doesn’t even take any physical work.  Sometimes simply shifting an expectation or gaining a better understanding can bring your uncertainty and anxiety levels down dramatically.

If you have like me been feeling a certain level of uncertainty over the last few months, it is quite possible that your gut instinct is telling you to make some adjustment to your situation because we are all more intuitive than we think.  We may not always know what our next logical step is, but we somehow always know deep down something needs to be done. 

The main reason we put the most important things off is that we don’t make a commitment to schedule the time to reflect and bring the unconscious awareness into conscious action items.
