The most recent finance figures reveal that housing lending grew by just 9.9% over the past twelve months. Investor housing was up 0.5%, representing an annual growth rate of 8.3% - the weakest growth since records were first maintained over 17 years ago. These bearish figures are the clearest reflection yet that many investors are questioning just what their next step should be.
This month we try to provide you with some more answers. With the dynamics of the property market changing and rental yields on the rise, Bill Zheng relooks at the growth vs yield debate. While Michael Yardney brings you some pracical suggestions on just want strategies investors who want capital growth can do to make significant gains in a slowing market. For good measure Michelle Coleman also examines the complex topics of financing investments through trusts and Self Managed Super Funds.

The buoyant growth of last year’s housing market has now disappeared following a spate of interest rate rises, fuel price increases and finance industry shocks. What we are left with is a cautious economic atmosphere and much more sober lender market. The falls experienced in the housing market in May were limited to the more unaffordable markets in Sydney, Perth and Melbourne, but spread to all housing markets in June and the Residex July figures confirm that this sluggish market is likely to be with us for some time as John explains...
