We are keen to provide value to our clients and there are a number of ways we do this.

Property Management provides a personalised service because each landlord is unique. While most of our clients aims may be similar, building wealth for the future for example, each person has needs and expectations all of their own. Our business does well at balancing this with a system that provides the same level of service for each landlord by providing statements and property inspection reports on a regular basis along with other matters as well.

The monthly rental statements are always well received for obvious reasons. I mean, who doesn’t like seeing money deposited into their account?

Aside from administrative type benefits like these, we also like to recommend our clients are protected with a suitable Landlord Insurance Policy. I think Landlord Insurance is like Travel Insurance. You just can’t go without it. The insurer of choice for us is Terry Scheer. Our experience with their service is first class so we have no hesitation in recommending them to our Landlords.

We also recommend using a Quantity Surveyor. These companies can supply a Tax Depreciation schedule to maximise any potential taxation benefits. The Australian Tax Office (ATO) allows property investors who claim an income from their investment property to also claim tax depreciation deductions each financial year. A depreciation schedule prepared by a specialist quantity surveying firm such as BMT Tax Depreciation helps to ensure that you are maximizing the cash return from your investment.

It is the Landlords responsibility in Victoria to have a properly fitted and maintained smoke detector in each residential property. In order for our clients to provide the necessary duty of care we have engaged the services of Smoke Alarm Solutions to take care of the initial and annual maintenance responsibilities complying with Australian Standards AS3786 -1993. They provide a simple method of arranging appointments, checking and servicing smoke detectors and making it as efficient as possible.

Perhaps one of the most useful services we provide is the mandatory Routine Inspection. After we have booked a time with the tenant and completed our inspection of the property we put a report together and provide it to the landlord. This report contains photos of the property and notes about the condition of the premises. A lot of our clients think it’s very satisfying to receive these reports and see how the property is being maintained and it provides a level of comfort too.

We also take care of any maintenance issues that may arise for you. Sorting through the issue, organizing the Tradespeople and balancing the needs of the tenant is just another part of our service.
